Tenant Selection and Fair Housing

Objective: The student will learn how to find, select, and retain good quality rental property residents, and how to comply with Fair Housing requirements at the same time.

This is an intermediate level course. 

You must be “discriminating” to get good tenants. But you can NOT unlawfully discriminate. What is the difference? 

This practical course first helps you to know how to find, interview, qualify, select and retain good quality residents for your residential rental. Then, we examine how selection procedures can be developed that are compatible with legal procedures under the Fair Housing act(s). Specific unlawful acts will be discussed openly and clearly, as well as specific LAWful acts. 

Actual checklist forms and scripts to use will be rehearsed in the workshop.  

You will leave much more confident that you will get good quality renters and won’t run afoul of the law along the way. 

Continuing education credit Arizona Department of Real Estate:
3 hours General, 3 hours Fair Housing.
